The WELL Air concept aims to reduce negative health effects that are associated with exposure to indoor air pollutants by implementing holistic design strategies that promote clean air and minimise human exposure to harmful contaminants.

The strategie s ensure high levels of ind oor air quality across a building’s lifetime through diverse strategies that include source elimination or reduction, active and passive building design and operation strategies and human behavior interventions.

SMOKE FREE ENVIRONMENT

500 Collins is a smoke-free environment. The building operates a strict ‘No Smoking’ policy in acknowledgement of the associated health risk and in accordance with perceived Occupational Health and Safety liabilities. This also includes e-cigarettes, and applies throughout the entire building and its external areas including the Little Collins Street retail plaza.

There are no facilities for cigarette butt disposal at the 500 Collins Street entry or the 525 Little Collins Street entry. Tenants are not permitted to congregate in these areas for the purposes of smoking. Please adhere to all signage present.

INDOOR VENTILATION & AIR QUALITY

Fresh air from the outside helps to dilute human and product generated air pollutants. 500 Collins St provides all tenants with access to outside air ventilation rates at a level 50% greater than the minimum required by Australia Standards. The Building Management System actively monitors and maintains ventilation rates.

Enhanced air quality levels are linked to improved human health and performance. Performance testing of particulate matter (PM), formaldehyde, benzene, carbon monoxide, ozone and nitrogen dioxide has been undertaken as part of the WELL certification process. All performance tests were compliant.

In addition, annual indoor air quality testing and inspections are undertaken at 500 Collins to test carbon dioxide, carbon monoxide, temperature, humidity, dust and airborne mould. If any exceedances to acceptable levels are found, these are investigated, and rectification activities undertaken if necessary.

MINIMISING POLLUTANTS

You may have noticed the walk-off mats at the building's main entrances. This reduces the amount of particle matter from outside that enters the building and in turn helps improve air quality. These mats are cleaned daily under a strict regime.An idling engine can produce up to twice as many exhaust emissions as an engine in motion. Vehicle idling for more than 30 seconds is prohibited in all pick-up, drop-off and parking areas – namely the loading bay.
